			How do I pay rent?Rent payments can be made through our secure Tenant Portal. You can pay via eCheck (ACH), credit/debit card* or by scanning a QR code to pay with cash at participating retail locations.

			How do I submit a maintenance request?All routine maintenance requests should be submitted through our dedicated platform: Maintenance Request

			What should I do in case of a maintenance emergency?For urgent maintenance issues (such as fire damage, flooding, no heat, break-ins, or gas leaks), call our 24/7 emergency maintenance line at 619-425-1017 For any life-threatening emergency involving personal safety or requiring police, fire, or medical response, call 911 immediately.

			How do I set up utility services?Tenants are responsible for establishing utility accounts unless otherwise stated in the lease. Below are the main providers in the San Diego area: - San Diego Gas & Electric (SDG&E) – Gas and electric
- Otay Water District – Water and sewer
- Sweetwater Authority – Water service
- California American Water – Water service
- Republic Services – Trash and recycling
							
								
 Note: Tenants residing in the City of Chula Vista do not choose their trash provider. All services are contracted through Republic Services.

 Please contact each provider directly to open or transfer service as needed. 
- 
			Am I required to carry renters insurance?Tyco Property Management Company requires all tenants to maintain an active landlord liability insurance policy as outlined in your lease agreement. This protects the property owner in the event of tenant-caused damage not covered by the owner's insurance. We recommend tenants carry full renters insurance for personal protection, but it is not required. Most renters policies include the required landlord liability component. We audit policies to ensure compliance throughout the lease term. Coverage may be purchased through the Tenant Portal if you prefer not to find your own provider. Tenants are responsible for selecting a policy that best fits their needs.
